Living62 Reverse Mortgages A reverse mortgage service of CDL Mortgage Services Inc.

Last updated: July 8, 2026 · Effective date: July 8, 2026

The short version

  • Living62 is a reverse mortgage brand of CDL Mortgage Services Inc., an independent mortgage broker. We arrange loans. We are not the lender, and the funding lender makes the credit decision.
  • Nothing on this website is a loan approval, a rate lock, or a commitment to lend.
  • Rates, principal-limit examples, and calculator results are estimates. The Loan Estimate and Closing Disclosure control.
  • A Home Equity Conversion Mortgage (HECM) requires HUD-approved counseling before you can close. Counseling is education, not approval.
  • Give us accurate information. A false statement on a mortgage application is a federal crime.
  • You can opt out of texts by replying STOP. Consent to marketing messages is never required to get a loan.
  • Questions: (916) 624-0767 or team@cdlmtg.com.

1. Acceptance of these terms

These Terms & Conditions (“Terms”) govern your access to and use of the Living62 website and the reverse mortgage services offered through it.

Living62 is a reverse mortgage brand of CDL Mortgage Services Inc. (“CDL,” “we,” “us,” or “our”), NMLS #132263, California DRE #01118984. By using this website, submitting an inquiry, or applying for a loan, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use this website or our services.

2. What we do — and what we do not do

CDL Mortgage Services Inc. is an independent mortgage broker. Through Living62, we arrange reverse mortgages with third-party wholesale lenders. We are not the lender on brokered transactions. The funding lender makes the final credit decision.

Our Living62 services focus on reverse mortgages, including FHA-insured Home Equity Conversion Mortgages (HECMs) and proprietary reverse mortgages where available. CDL also arranges other mortgage products outside this site. Every loan is subject to:

  • Borrower qualification and credit approval
  • Property appraisal and title review
  • Underwriting and program rules, including FHA/HUD rules for a HECM
  • HUD-approved counseling, which is required before a HECM can close
  • Program availability
  • Applicable federal and state law

Nothing on this website is a loan approval, a commitment to lend, or a lock of any interest rate or margin.

A reverse mortgage is a loan secured by your home. You keep title. You remain responsible for property taxes, insurance, maintenance, and any other property charges. Failure to meet those obligations can result in default.

3. Rates, estimates, and calculators

  • Interest rates, margins, annual percentage rates (APRs), principal limits, line-of-credit examples, and payment illustrations on this website are estimates only. They can change without notice and are not guaranteed until locked in writing by the lender.
  • Calculator results are illustrations. They do not include every cost, and they are not a quote. Line-of-credit growth examples assume program rules stay in effect and that you do not draw the funds shown.
  • A pre-qualification is not a commitment to lend. It remains subject to full underwriting, appraisal, title, and counseling.
  • The Loan Estimate and Closing Disclosure given to you under the TILA-RESPA Integrated Disclosure (TRID) rule control over anything on this website.

This website is general information. It is not financial, legal, tax, or estate-planning advice. A reverse mortgage can affect your heirs, public benefits, and the equity left in your home. Talk with a HUD-approved counselor and with your own advisors before you decide.

4. Licensing

CDL Mortgage Services Inc. is licensed as follows:

  • NMLS #132263
  • California Department of Real Estate license #01118984 (loans made or arranged under the California Real Estate Law)
  • Licensed or registered to conduct mortgage business in Texas, Georgia, Tennessee, Oklahoma, and Idaho

Verify our license, and the licenses of our loan originators, at nmlsconsumeraccess.org.

We operate under applicable federal law, including the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), the Equal Credit Opportunity Act (ECOA), the Fair Credit Reporting Act (FCRA), the Home Mortgage Disclosure Act (HMDA), the SAFE Act, FHA/HUD reverse mortgage rules where a HECM is involved, and applicable state lending and brokerage laws.

5. Equal housing opportunity

We do business under the federal Fair Housing Act and the Equal Credit Opportunity Act. We do not discriminate on the basis of race, color, religion, national origin, sex (including sexual orientation and gender identity), marital status, familial status, age (provided the applicant has the capacity to contract), disability, receipt of public assistance income, or the good-faith exercise of rights under the Consumer Credit Protection Act.

If you believe you have been discriminated against, you may file a complaint with:

  • U.S. Department of Housing and Urban Development (HUD), 1-800-669-9777
  • Consumer Financial Protection Bureau (CFPB), consumerfinance.gov/complaint

Age eligibility for a HECM (generally 62 or older for the youngest borrower) is a program rule, not a credit decision based on age.
